Homebuyers Education

Owning a home provides you with freedom to create a living environment that provides stability, offers a sense of place, and suits you and your family. Homeownership also allows you to build equity and financial security over time for you and your family. We know that buying your first home can be challenging. That’s why N.I.A is committed to creating homeownership opportunities for first-time buyers.

NIA has knowledge and experience in property acquisition, construction management, government regulations, developing financial proformas, negotiation techniques, capitalization and marketing.

NIA offers free comprehensive Homebuyer’s Education Workshop and financial counseling designed to help families navigate the home buying process.

Our homebuyer education curriculum is combined with one-on-one financial counseling in which buyers and counselors develop individualized budgets and action plans. Our classes cover credit, budgeting, predatory lending, mortgage lending, home inspection, home owners’ insurance, closing the loan and life as a homeowner. The financial counseling program helps prepare you financially to own a home and work through any credit or savings issues. We also educate the potential homeowner on ways to reduce energy costs, and what to look for in an energy efficient home.

Individuals who complete the class will receive a certificate of completion for First Time Home Buyer Education. Consumers that are interested in perusing down payment assistance and gap financing under the City of Savannah Dream Maker Program or the Georgia Dream program are required to have a certificate. Households with a combined annual income of 80% or less of the area median income for this area, as defined by HUD, may qualify for these types of financing support. Workshops are held monthly and are for one day. Certificates for attending workshops are issued at conclusion. Click on the “Register Now” button at the top of the page to pre-register for the workshop, and if you have any questions, you can contact us at (912)447-5577.
